Investment Structure

Each property on the Amantius platform is held within a dedicated special-purpose vehicle (SPV) or trust structure registered under applicable UAE law. Fractional ownership interests are represented by non-fungible tokens (NFTs) minted on a secure, audited smart-contract infrastructure, giving investors transparent, on-chain proof of their beneficial ownership.

Rental Income

Properties are actively managed and made available for short-term and medium-term rental through the Amantius platform and approved third-party channels. Net rental income — after operating costs, management fees, and reserve fund contributions — is distributed to investors quarterly, proportionate to their ownership share.

Capital Appreciation

Investors participate in any increase in the underlying property value, realised upon a portfolio-level sale or refinancing event approved by a supermajority of owners. Capital growth is not guaranteed and depends on prevailing real estate market conditions.

Travel Club Benefit

All investors receive annual booking credits proportionate to their ownership share, redeemable for complimentary stays at Amantius portfolio properties — aligning financial returns with a premium lifestyle proposition.

Secondary Market

After an initial lock-up period, ownership shares may be listed for resale on the Amantius secondary market, subject to compliance clearance of the incoming buyer. Liquidity is not guaranteed.

  • Quarterly Financial Reporting: Detailed income, expenditure, and occupancy statements delivered to all investors within 30 days of each quarter end.
  • Annual Audited Accounts: Full financial statements independently audited by a licensed audit firm and made available to all investors.
  • Independent Property Valuations: Conducted at least annually by a qualified independent valuer.
  • Owner Voting Rights: Material decisions — including major capital expenditure, refinancing, and property sale — require a vote of investors weighted by ownership share.
  • Audit Rights: Investors holding 10% or more of a property's shares may request an extraordinary audit at reasonable notice.
  • Fee Transparency: All fees and charges are disclosed in full before purchase and updated with 30 days' advance notice upon any change.
